“LAND &/OR TIMBER SALE”


Acting as Agent for MONROE W. TURNER, we solicit bids on all merchantable timber only, or all bare land & young
growth only, or a combination of all merchantable timber, land & young growth on approximately 84 acres (deeded as
73.4 acres), as shown on the attached map, in Brunswick County, VA. If the timber sells separate from the land,
only the marked trees are to be harvested from the streamside mgt. zones and the owner of the land shall be
responsible for compliance with the VA State Seed Tree Law
.
We have made a 10% estimate of the pulpwood size trees.

Best Management Practices as outlined by the VA Dept. of Forestry to be implemented in timber harvesting
operations. All tops and laps must be removed from ditches, streams, and from across boundary lines. Double
Stumpage Penalties will be applied and collected for the cutting of unmarked trees in the Streamside
Management Zones. A period of time until December 31, 2012 (19 months) will be allowed for the cutting
and removal of the timber. Purchaser to notify Mott & Shay, Inc. 48 hours prior to beginning of harvesting and
48 hours advance notice of leaving the tract. No boundary line trees to be cut! Land &/or timber is being
sold in gross and not by the acre or by the unit. Mott & Shay has attempted to offer accurate data,
however Buyers are advised to confirm all items.


Only sealed bids will be accepted and the owner reserves the right to reject any or all bids. BIDS MAY BE PHONED IN

later than 10:00 a.m. on THURSDAY, APRIL 29, 2010. A 10% earnest money deposit shall be due from land buyer
by May 14, 2010. Label bid 1) All merchantable timber only, 2) All bare land and young growth only, or 3)
Combination of all merchantable timber, land & young growth.

The Monroe Wilson Turner tract is made up entirely of beautiful and very
valuable mature pine and hardwood saw timber. This 84+/- acre tract of
timber land is located in the south/central portion of Brunswick County,
Virginia, the home of “Brunswick Stew”, and just north of Lake Gaston.
The nicely rolling hills of this property are populated with fantastic Red &
White oaks that shade the understory making the hiking through these woods
very easy and pleasant. The property boundaries are well marked including
the “Hays Creek” that runs the entire length of the northwest property line.
The original survey plat, calling for 74.3 acres, is in error and the surveys of
the adjoining lands confirm that this tract consists of 84+/- acres. Very
valuable timber, great hunting and excellent hiking all help to make this
